A single, weekly-refreshed snapshot showing where UK commercial mortgage pricing actually sits across the categories that matter to UK business owners, investors and landlords. A short editor's note explains what moved and why.

Who writes this

The Rate Tracker is compiled by Matt Lenzie, founder of CMB Finance Ltd, the UK commercial mortgage brokerage trading as Commercial Mortgages Broker. Matt has spent the last decade placing commercial mortgages across a panel of 90+ UK lenders. The bands published here draw on that live broker visibility plus public lender pricing, Bank of England series and UK Debt Management Office Gilt prints.

Who publishes this

The publisher is Commercial Mortgages Broker, a trading style of CMB Finance Ltd, a UK-registered commercial mortgage broker. The parent site is commercialmortgagesbroker.co.uk. The Rate Tracker is one of several editorial properties we run to keep UK commercial property borrowers informed on where the market sits today.

Editorial independence

Lenders do not pay to be included and have no pre-approval over what we publish. The named-and-bolded eight lenders on the snapshot are named because we have direct working relationships and explicit permission to use their brand. The wider tracked panel is unbolded and unmarked because we have not asked their permission.

Regulation

Commercial mortgages are unregulated lending and fall outside the Financial Conduct Authority's regulated mortgage perimeter. Commercial Mortgages Broker (CMB Finance Ltd) does not hold FCA authorisation because the products we arrange are unregulated. We do not arrange residential mortgages, regulated bridging, regulated semi-commercial mortgages or any other product that requires FCA permission. Where a deal would require FCA authorisation we refer the enquiry to a regulated firm.
